A large residential care home in a Bath suburb has been put up for sale for £2.5m, with agents advising potential buyers that it could be converted into high-quality apartments.
Specialist business property adviser Christie & Co has brought the former Newbridge House, pictured, to market following a decision by its owners to close it as a care facility.
The Edwardian property of traditional brick and Bath stone has operated as a care home for many years, offering specialist accommodation for up to 20 elderly residents.
The accommodation, which is set over four floors, has retained many of its period features, according to Christie & Co, including a full-length balcony and rear elevation offering panoramic views over Bath to the south, pictured.
The property sits on a plot of just over half an acre with gardens to the side and rear and fronts onto Newbridge Hill with a courtyard leading to the main entrance. Chelsea Road, with its range of shops, is nearby and Bath city centre just under a mile away.
Anil Iltas, whose family has operated the care home for more than 10 years, said: “This has been a very difficult decision for us to make and we are very sad to be closing Newbridge House.
“We had a fantastic team who have done an amazing job throughout the pandemic keeping our residents safe and cared for.
“Unfortunately, the past two years have taken their toll and we have been hit by rising costs and an acute shortage of staff which has made it very difficult to operate and invest in the future.”
Rob Kinsman and Oliver McCarthy at Christie & Co, who are handling the sale, added: “The availability of this vacant care home represents a rare residential redevelopment opportunity in the area which, subject to the necessary consents, could be suitable for conversion to a large family home or converted to a number of high-quality apartments.
