Bath office block would be knocked down and replaced by major hotel under new scheme

A landmark office building on the edge of Bath city centre could be demolished and replaced by a major hotel under a scheme drawn up by a London-based real estate developer.

Beazer House on Lower Bristol Road, which was built in the 1960s for the housing company of the same name, is “nearing the end of its economic life”, according to Frank Capital.

The firm, controlled by property tycoons Ronnie and Eli Shahmoon, wants to replace the four-storey 31,000 sq ft block, currently the head office of finance firm L&C Mortgages, with a 152-bed hotel.

Details of the scheme will be revealed at a consultation information event at Beazer House next Thursday, 26 October, between 3pm and 7pm.

A spokesperson for Frank Capital said under the redevelopment the hotel would have associated landscaping which would “improve biodiversity and enhance the Lower Bristol Road’s environment”.  

“This event will provide an opportunity for residents, businesses and stakeholders to get a comprehensive overview of the redevelopment plans, ask questions, and provide their insights and suggestions,” the spokesperson added.

Those attending the consultation will be able to share feedback with the Frank Capital team.

The firm said a planning application for the site would be made to Bath & North East Somerset council “in due course”.

Beazer House was regarded as distinctive for Bath when it was built, as most of the accommodation is ‘on stilts’ above its 68-space, surface-level car park.

No further details of the hotel suggested for the site have been made available. It would be the fourth largest in the city by number of rooms behind the Hampton by Hilton Bath City on James Street West, which opened last year with 220 rooms, the 177-bedroom Apex City, also on James Street West, and the 166-bedroom Hotel Indigo on South Parade – both of which have opened in the past six years.

It would be the first new hotel on Lower Bristol Road following the major redevelopment of the area as the gateway to Bath’s Quays South regeneration project.
