Eighteenth-century guest house comes onto the market for £2m

A boutique guest house in Bath is for sale with a price tag of  £2m at a time when the city’s hospitalilty sector is rapidly recovering from the impact of the pandemic.

Four-star The Kennard, pictured, on Henrietta Street, which has 12 refurbished and individually decorated bedrooms over five floors, is being marketed by global property consultancy Knight Frank. 

The agents said the award-winning guest house’s private owners, who bought it in 2016 from previous proprietors Giovanni and Mary Baiano, had since completed a comprehensive refurbishment, increasing the quality and appeal of the business.

With forward bookings set to exceed its pre-Covid performance, the property is expected to attract much interest, according to Knight Frank, which is acting as sole agent.

The Grade I listed property was built in 1794, the golden age of Bath’s Georgian expansion.

At first a lodging house to provide accommodation for those coming to spend the season in the city, it was later converted to a guest house with a garden, pictured, large breakfast room and on-street parking.

Its bedrooms, 10 of which are en-suite, range from superior doubles to a twin and a triple and singles with shared bathrooms.

Knight Frank described Henrietta Street as one of the most sought-after addresses in the heart of the city and, with its Georgian architecture, a popular destination for tourists to explore the city.

Knight Frank Hotels team senior surveyor Josh Aspland-Robinson said The Kennard enjoyed high-profit conversions with forward bookings set to exceed pre-Covid performance.

“The Kennard offers a purchaser the opportunity to take advantage of a highly successful business in a prime regional location,” he added.

“Following the impact of Covid-19, there has been an unprecedented level of demand for domestic tourism and hotels assets in the South West are increasingly being sought after.”

Prior to the pandemic, Bath attracted more than 6.2m visitors a year, contributing £400m-plus annually to the local economy.
