Final letting at showpiece Bath office building points to lack of new space

Bath is facing a shortage of quality office space following a deal that means one of city’s most prestigious office buildings is now fully let, according to leading property agent.

Financial services company Altus has relocated from the Widcombe area and taken 7,000 sq ft in Royal Mead.

The building, close to Bath Spa train station, has attracted two other high-profile lettings in the past six months – Investec Bank which has relocated from Gay Street, taking 3,000 sq ft on the third floor, and Star Search, the largest pay-per-click advertising agency in the South West, which has taken 1,400 sq ft.

John Mulholland, director at property agents Jones Lang LaSalle, who managed all three transactions, said: “The interest in this building – together with the significant improvements that have taken place in the immediate area – show that this area of the city is increasingly important for the office sector.

“As we see improved confidence and an upturn in occupier demand, we are now facing a situation where we’re moving towards a shortage of quality office stock in the city centre.

“Certainly, the premium locations are performing well and we expect this trend to continue.”
