Financial advice firm invests in modern office building to use as its new head office

A modern office building left vacant after its previous occupier went into liquidation has been sold to an independent financial advice firm, which will relocate from its base near Bristol.

Integrated Financial Solutions has bought the long leasehold interest in Xchange House at Pickwick Park near Corsham and renamed it The Hayloft.

The firm, formed in 2009, is to move to the 2,200 sq ft building from its rented head office in Old Sodbury, north of Bristol, along with South West Business Finance, a firm that helps to provide funding solutions to businesses, following a redecoration programme.

The deal was completed by the Swindon office of property consultants Alder King, which had marketed Xchange House with a quoting price of £250,000.

The two-storey detached building was built in 2003/4 and sits at the entrance of Pickwick Park, a purpose-built 12 building development one mile west of Corsham. It has three open-plan offices and separate meeting rooms.

Previous occupier, real estate firm X Change Group, went into liquidation last year. Alder King sold the building on behalf of restructuring firm RSM.

Alder King partner James Gregory said: “There is consistently strong demand from business owners looking for freehold or long leasehold opportunities. 

“However, with office stock levels at an all-time low, there are few opportunities. This property generated significant interest from a number of business owners. We’re delighted to have concluded this transaction with Integrated Financial Solutions on behalf of our client.”

Financial details of the deal have not been disclosed.
