Industrial unit offers rare chance to take space on popular trading estate

A 20,000 sq ft industrial building on a popular trading estate has come onto the market. Commercial property agency Kavanaghs has been appointed jointly with Carter Jonas to market the vacant Unit 3 building on the Leafield Industrial Estate in Corsham by Bath-based commercial property developer HPH.

The estate, four miles south of J17 of the M4, is home to national and regional major firms including cooked meat supplier Hygrade, Leafield Environmental, domestic removal firm Doree Bonner International and engineering group Knorr Bremse.

Vacant buildings on the estate are rare and the agents expect widespread interest in the building, which is suitable for a variety of uses such as manufacturing, production, light assembly, warehousing, research and development and trade counter.

Unit 3 is a portal frame industrial/warehouse building arranged in two bays – although it has scope to split and let as two equal bays.

HPH plans to refurbish the building and, subject to terms, can tailor the work to the individual needs of the prospective occupier.

Alison Williams, associate director and head of commercial agency at Trowbridge-based Kavanaghs, said: “We are delighted to have been instructed to act jointly with Carter Jonas. Given the lack of industrial stock coming on to the market we are optimistic that by working closely with HPH, who are well known for delivering good quality industrial stock, we will be able to identify a suitable occupier or occupiers for the premises.”
