Interaction, the Bath-based strategic workplace design and build company, has started a new fast-turnaround workspace service to help landlords let their office space more quickly and profitably.

Called Primed, the programme provides quality pre-fitted workspaces and ‘rentalised’ design options to help landlords, serviced office providers and co-working operators attract high-quality tenants.

Interaction has already started work on two new Primed projects at the new Distillery office development, pictured, in Bristol’s Temple Quarter Enterprise Zone.

These include a new 15,000 sq ft office design and fit-out for rapid-growth cloud commerce company Pax8 on behalf of landlord Royal London Asset Management, with the upfront design costs ‘rentalised’ – absorbed over the duration of the lease.

Interaction is also fitting out a vacant 3,000 sq ft space at The Distillery to make it ‘occupier ready’.

Unlike traditional workplace fit-outs, Primed pre-fitted workspaces are designed with multiple future iterations and tenancies in mind.

The service includes technology integration, furniture to support all ways of working and cutting-edge 3D and virtual reality walk-throughs to help tenants visualise the space, so speeding up the acquisition process.

Interaction relationships director Hayley Blacker, pictured, said: “At Interaction we deliver perfection at pace – our team are well-versed in turning around high-quality fit-outs at speed for some of the UK’s most ambitious landlords and flex space providers.

“Primed is the culmination of this expertise, bought together in a package designed to meet the needs of landlords and operators alike.”

She said tenant expectations and working practices had changed drastically, especially over the past couple of years.

“No longer content to sign up to long-term leases, today’s tenants are looking for flexible spaces which can evolve with the demands of their organisations,” she added.

“That means spaces they can move into and use seamlessly that are designed with their needs in mind.

“Being able to offer a pre-fitted workspace to potential clients speeds up tenant acquisition, reduces rent voids and provides landlords with a convenient and reliable competitive advantage in a rapidly-changing market.”

Privately owned Interaction has been creating workplaces for ambitious organisations across the South West since 1992.

Key recent projects include workspaces for Xledger, the global cloud-based finance software provider with its UK headquarters in Bristol, and FemTech business Elvie as well as GKN Aerospace’s Global Technology Centre in Filton.
