Queen Square’s pulling power lures firms to historic office buildings

A second historic office building on the edge of Bath’s Queen Square has become fully let as demand for prime commercial space in the city centre continues to grow.

Northumberland House, pictured, on the corner of Northumberland Buildings and Barton Street and overlooking the iconic square, is now full following a deal with Bath serviced office firm Vio. 

It has taken 2,280 sq ft across part of the ground, first, second and third floors on a new 10-year lease for a new serviced office offering. 

The grade-II listed building, was already half occupied by accountancy firm PG Owen, which took occupation of 1,131 sq ft across part ground and lower ground floors last summer, also on a new 10-year lease.

Built in 1779 of Bath Stone, Northumberland House has grand dual aspect windows and retains a wealth of period features that epitomise Bath’s Georgian architecture.

In February grade I-listed building Queen Square House, on the opposite corner of the square, became fully occupied following the relocation of Bath-based financial services software and consultancy services provider Altus, which took 2,756 sq ft.

Other occupiers include home wealth managers Brewin Dolphin and Beckford James financial planner.

Harry Allen, associate director in property agency Savills’ Bristol office acted for Northumberland House owner Deri Investments on the Vio deal.

He said: “We are pleased to have secured two office lettings during the recent months against the backdrop of a global pandemic which demonstrates the strength of the local Bath economy and the continued demand for high quality office space in central Bath.”

Vio Offices director Colino Violante added: “Vio Offices couldn’t be happier to have found this building.
