Refurbished city centre office attracts new occupiers as demand for quality space stays strong

Two businesses have moved into an office building in central Bath following a major upgrade – demonstrating continued strong demand for quality space in the city centre, according to property agents.   

Trimbridge House, pictured, on Trim St is now home to established cloud communications telecoms provider Gradwell Communications and fast-growing sustainable drinks business Canned Wine Co. 

They have joined existing Trimbridge House occupier, FinTech firm M&G Wealth Platform, formerly Ascentric.

Gradwell, which has relocated from elsewhere in the city, has secured just under 3,000 sq ft on the building’s ground floor on a new 10-year lease.

Canned Wine Co. has moved into 2,146 sq ft on the first floor on a new lease for a term of five years having expanded out of serviced offices.

National property agency Savills has advised Trimbridge House landlord Boultbee Brooks on both leases.

Following Boultbee Brook’s refurbishment work, Trimbridge House now has just under 10,500 sq ft of much-needed grade A open plan office accommodation.

The work has included a new reception area and end-of-journey cycle facilities as well as strong sustainability credentials with an EPC B rating. The building is also fully electrified. 

The remaining two suites of 1,655 sq ft and 3,497 sq ft are available on new leases from the landlord. Fully fitted options are available.

Savills Bristol office agency team director Harry Allen said Boultbee Brook’s speculative redevelopment has paid dividends.

“It demonstrates the continued tenant demand for city centre office buildings with good public transport links, surrounding retail amenity and sustainability credentials,” he added.

Boultbee Brooks asset manager Zoe Wood said the success in letting the space at Trimbridge House showed occupiers wanted a more frictionless experience when relocating.

“Active occupier-led asset management demonstrates the property’s appeal across a broad range of the tenants, such as professional services, technology and consumer goods,” she added.
