SouthGate secures city’s largest office letting agreement in five years

Altran Praxis, one of the UK’s leading systems and software houses, is relocating its Bath head office to SouthGate shopping centre, resulting in one of the largest office lettings in the city for five years.

The firm, part of the Altran Group, which develops systems for clients in the transport, automotive and aerospace sectors, has taken 17,000 sq ft of Grade A office accommodation on the second floor of St Lawrence Court, SouthGate. The deal was brokered by property consultants Alder King and Strutt & Parker on behalf of the building's owners Aviva Investors and Multi Development.

The move will give Altran Praxis, currently based over three floors in a building in Manvers Street, more efficient open-plan working conditions on one floor while maintaining easy access to the railway station and retail and leisure amenities in the heart of Bath.

The location was a key factor in securing the deal, according to Altran Praxis managing director Mike Greenan. “SouthGate provides us with modern and innovative new premises and supports our continued growth and investment in the UK," he said.

Stuart Harris, of Queensberry Real Estate representing Aviva Investors and Multi Development, added: “The retail and residential elements of the SouthGate scheme have been very successful. We have now built on this success by securing a major occupier for the office scheme and look forward to working with Altran Praxis over the coming weeks on the fitting out prior to their move later in the year.”

Head of agency at Alder King Simon Price said: “This is a very significant deal which keeps one of Bath’s major office occupiers in the city.  There is very limited new Grade A accommodation in Bath as evidenced by the quick take-up of this space.”
