Property agents are offering a rare chance to buy a large warehouse and distribution complex with offices and a showroom ahead of its current occupier relocating.

The freehold 49,452 sq ft multi-unit site in Warminster, pictured, currently occupied by Bath-based licensed giftware wholesaler Half Moon Bay, is on the market with a guide price of £2.85m with vacant possession.

Half Moon Bay, whose licensed and themed giftware includes many of the world’s top entertainment brands such as Disney, Harry Potter, Superman, Doctor Who and Star Wars, moved its warehouse operation from Westbury to the current site two years ago after acquiring Warminster-based homeware and fashion brand Shruti.

The business is now looking to relocate and has put the site on the Warminster Business Park on the market through agents Myddelton & Major, which expects strong interest in it.

The site is divided into two warehouses of 23,507 sq ft and 25,945 sq ft, including purpose-built offices, storage mezzanines and the ground-floor showroom.

The steel portal frame construction buildings feature insulated profile sheet wall and roof cladding, 5m to 7m eaves height and four roller shutter loading doors.

Myddelton & Major partner Philip Holford said: “This is a rare opportunity to acquire a large warehouse complex on a self-contained site comprising 1.98 acres.

“I’m expecting strong interest in this one, not least because of the highly convenient location, but also the shortage of larger scale warehousing to purchase in the region.”

Warminster Business Park is on the south west of Warminster town centre, with direct access to the Bath Road and close to the junction connecting the A36 bypass and A350.

Major occupiers on the business park include Dents, N H Case, G & T Packaging, Travis Perkins, Howdens, Screwfix and the Wiltshire Council Recycling Centre.
